Commission is usually calculated as a percentage of an eligible sale amount. The exact sales base, timing, rate, tiers, splits and deductions come from the relevant compensation or service agreement. This tool calculates the arithmetic using the figures you enter.
How to calculate commission
Multiply the eligible sales amount by the commission rate expressed as a decimal. Divide a percentage by 100 to convert it to a decimal.
Commission = Sales amount x (Commission rate / 100)
Commission rate = (Commission / Sales amount) x 100
Sales needed = Commission target / (Commission rate / 100)Example: 5% commission on $10,000
$10,000 x 0.05 = $500 commission. The amount remaining after commission is $9,500.

Base salary plus sales commission
A base-plus-commission plan combines fixed pay with variable commission. Use figures from the same period: monthly sales with monthly base pay, for example.
Total gross earnings = Base pay + (Eligible sales x Commission rate)Example: $50,000 sales at 7% plus $3,000 base pay
The commission is $3,500. Add the $3,000 base to get $6,500 in gross earnings for the period.
How progressive tiered commission works
In a progressive structure, each rate applies only to the sales inside that tier. Reaching a higher tier does not change the rate already applied to lower-tier sales.

Some compensation plans instead apply the highest reached rate to all eligible sales. Read the plan language before using either method.
Real estate commission and broker splits
Real estate commission may pass through several calculations. The total commission is based on the sale price and agreed rate. A portion may be allocated to one side of the transaction, then divided between an agent and brokerage.
Total commission = Property price x Total commission rate
Side commission = Total commission x Side share
Agent share = Side commission x Agent splitExample: $500,000 property with example split inputs
At 5%, total commission is $25,000. A 50% side share is $12,500. A 70% agent share is $8,750, leaving $3,750 for the brokerage before other arrangements. After a $395 transaction fee, the calculator shows $8,355 for the agent before tax and other expenses.
There is no universal commission rate or split. Use the values in the signed listing, buyer representation, brokerage and compensation agreements. The calculator does not decide who pays commission or whether a fee applies.
Gross commission is not take-home pay
Commission shown here is a gross arithmetic result. Actual earnings can be affected by tax, payroll withholding, returns, cancellations, chargebacks, quotas, caps, draws, franchise fees and business expenses. This calculator does not estimate those items.

How do I calculate a 5% commission?
Multiply the eligible sales amount by 0.05. A 5% commission on $20,000 is $1,000.
How do I find the commission rate?
Divide the commission by the sales amount and multiply by 100. A $600 commission on $12,000 in sales is a 5% rate.
How much do I need to sell to earn a target commission?
Divide the target commission by the rate as a decimal. To earn $2,000 at 5%, divide $2,000 by 0.05. The required sales are $40,000.
What is base salary plus commission?
It is fixed base pay plus variable earnings based on eligible sales. Both figures must cover the same pay period before they are added.
Does tiered commission apply the top rate to every sale?
Not always. This calculator uses progressive tiers, where each rate applies only to sales within that band. Some plans use a top-rate or retroactive method, so check the written rules.
How is real estate commission split?
The exact calculation depends on the agreements. A total commission may be allocated between transaction sides and then split between an agent and brokerage, with further fees possible.
Does the calculator include tax?
No. All results are gross estimates before income tax, payroll deductions and business expenses.
